USA Mortgage Payment Calculator
Estimate monthly mortgage principal, interest, property tax, insurance, HOA and PMI.
PMI and other costs are manually entered estimates. Does not calculate APR, escrow changes, closing costs or lender eligibility. CFPB home-buying guidance.
Estimate only. Verify applicable local rules and rates with official sources before financial or employment decisions. This preview is not a tax or legal determination.
How the mortgage payment is estimated
Enter the home price and down payment to estimate the amount borrowed. The calculator uses a fixed annual interest rate and the loan term to estimate monthly principal and interest. Property tax and homeowners insurance are spread over 12 months, then monthly HOA and PMI estimates are added to show an indicative total.
Example: A $400,000 home with an $80,000 down payment leaves a $320,000 loan. At 6.5% interest over 30 years, principal and interest are approximately $2,022.62 per month, before property taxes, insurance, HOA and PMI.
What is in the amortization CSV?
After calculating, use Download amortization CSV to save a month-by-month schedule showing payment, principal, interest and remaining balance. The schedule assumes the same interest rate throughout the loan term and does not account for refinancing or extra payments.
This is not a lender quote. Closing costs, APR, changing taxes and insurance, mortgage insurance cancellation and loan approval rules are not modeled. For other repayment estimates, see our Loan EMI calculator.
